A house your children inherit
Freehold land, on the developer's own advertising permit: no lease to top up.

Chemor, Ipoh · Freehold
A freehold 4-bedroom terrace in Chemor, Ipoh, from RM313,200 (about RM1,300 a month with 10% down) — and the phase next door is already built, sold out and lived in.
Why Desa Park Chemor

Freehold land, on the developer's own advertising permit: no lease to top up.

After the 10% package discount: 1,454 sq ft built up and up.

Phase 1 is built, has its CCC and is sold out.

A 1.47-acre recreation park with a playground, inside the scheme.
The idea
Desa Park Chemor Phase 2 is one four-bedroom house, with a bedroom and bathroom downstairs for a parent, on eight lot sizes from 1,200 to 3,402 square feet. It is freehold, beside a finished Phase 1 that people already live in, with a 1.47-acre park inside the scheme.

Location
The site is off Jalan Tanjung 1 in Chemor, at the north end of the Ipoh conurbation. Pasar Chemor is under a kilometre away and Econsave is a little over two; Sentral Mall, Klebang and the schools along Jalan Kuala Kangsar are all inside ten minutes' drive, and the North–South Expressway is reached at Jelapang.
The distances below are the developer's own figures from its location map. They are distances, not drive times — no drive times are published, so none are invented here.

The house
Photographed as the show house is set up today. Furniture, cabinetry and lighting are staged — the house is handed over unfurnished, but finished: floors, kitchen and bathrooms tiled, sink, basin and WC installed, garden turfed.

The living floor
Living, dining and kitchen run as one space from the car porch to the back door, so a 20-foot-wide house reads far wider than it measures.

The kitchen
Full-height cabinetry down two walls with the hood and hob built in, and a window over the sink. It opens to the rear yard, which is where the wet work goes.

Upstairs
Three bedrooms and two bathrooms upstairs, with the fourth bedroom and third bathroom downstairs — so the house works for a family with a parent living in.

Who it suits
Three kinds of buyer keep coming back to this project, and for three different reasons. If you are one of them, the paragraph below is the short version of why.
At RM313,200 after the developer's discount this is the lowest entry point to a four-bedroom landed house anywhere on this site, and the title is freehold — there is no lease for a bank to argue about.
Every house has a bedroom and a full bathroom on the ground floor — that is on the developer's own floor plans further down this page, not a sales line. Nobody has to climb stairs to go to bed, and the 1.47-acre park is a place to walk in the evening.
Phase 2 completes in December 2028. If you need to move sooner, tell us and we will show you what fits.
Floor plans
Tap a plan to enlarge it. The corner house is 22 feet wide instead of 20, and it is the only one that gets a terrace downstairs and a balcony upstairs.
End-lot houses are wider again and the developer has not published a separate drawing for them — ask us and we will get it rather than show you the wrong plan.
Land & price
The figure in large type is what you pay — the developer's 10% package discount is already taken off — and the SPA list price is shown underneath it so you can check the arithmetic. Bumiputera lots carry a further RM3,000 off.
| Type | Position | Lot | Land | Built-up |
|---|---|---|---|---|
| A1 | Intermediate | 20' x 60' | 1,200 sq ft | 1,454 sq ft |
| A2 | Intermediate | 20' x 65' | 1,300 sq ft | 1,469 sq ft |
| B2 | End | 32' x 60' | 1,920 sq ft | 1,631 sq ft |
| B3 | End | 32' x 60' | 1,920 sq ft | 1,593 sq ft |
| B1 | End | 38' x 60' | 2,312 sq ft | 1,574 sq ft |
| C1 | Corner | 48'-49' x 60' | 2,584 sq ft | 1,634 sq ft |
| C2 | Corner | 49' x 65' | 3,402 sq ft | 1,639 sq ft |
| C3 | Corner | 72' x 60' | — | 1,887 sq ft |
Every one of these is the same 4-bedroom, 3-bathroom house. Individual lots within a type differ by a few thousand ringgit depending on where they sit, so ask us about the specific one you want. Corner lots additionally gain a terrace and a balcony — see the floor plans above.
Questions
Yes. The land tenure is freehold, stated on the developer's own advertising permit. There is no lease to top up before you sell.
One house design: a 2-storey cluster terrace with 4 bedrooms and 3 bathrooms. One bedroom and one bathroom are downstairs, which is what makes it work for a parent who should not be climbing stairs; the other three bedrooms and two bathrooms are upstairs. Every house has a two-car porch and a rear garden.
The land. The house is the same on every lot, but the lots are not — they run from 1,200 square feet on a 20 by 60 foot intermediate lot up to 3,402 square feet on a corner. That is the whole price ladder on this project: you are paying for land, not for a bigger house.
From RM313,200 for a 20 by 60 foot intermediate lot, and up to RM484,200 for the largest corner lot currently released. Those are net prices — the developer's 10% package discount has already been taken off. The full ladder is on this page.
About RM1,300 a month, with 10% down over 30 years at 4.0% a year, at the lowest price on this page, RM313,200. Those are the homepage calculator's starting figures, so this is an illustration, not a loan offer: your bank's rate, your age and your other commitments decide the real number. Send us your income and we will work it out properly before you pay anything.
About RM2,300 take-home pay a month, if you have no other loans. As a rough guide, banks look at how much of your take-home pay goes to loans, and at about RM1,300 a month that keeps it under 60%, the line our homepage calculator warns at. Car loans, PTPTN and credit cards all count, and banks differ, so send us your figures and we will check properly.
Three things. The land is roughly twice the size, the house itself is 22 feet wide instead of 20, and it gains a terrace downstairs and a balcony off the master bedroom. Intermediate and end lots have neither the terrace nor the balcony.
A 10% discount off the SPA price, free legal fees on both the SPA and the loan, and free MOT and loan stamp duty. Bumiputera lots get a further RM3,000 off. The buyer pays RM1,700 in solicitor's disbursements. Packages change, so confirm with us before you count on any of it.
December 2028, per the developer's own advertising permit.
Yes. Phase 1 has its Certificate of Completion and Compliance and is sold out — people already live on the site, and Phase 1 is marked sold out on the master plan on this page. So this is a house design that has already been built and handed over once, not a drawing.
Phase 1 is finished: it has its Certificate of Completion and Compliance, it is sold out, and people already live there. Phase 2 is the phase on sale now — the same 4-bedroom, 2-storey cluster terrace on eight lot sizes, from RM313,200, completing December 2028. The handover photographs on this page are of a finished Phase 1 house.
Unfurnished, but finished: floors tiled throughout, kitchen tiled with the sink installed, bathrooms tiled with basin and WC installed, and the garden turfed. Furniture, cabinetry and lighting in the show house photographs are not included.
Yes — a 1.47-acre recreation park inside the scheme, with a children's playground. It is drawn on the master plan, not a rendering.
Not that we can confirm. The developer has not published a guard house or a security tier for this phase, so we are not going to claim one. Ask us and we will put the question to them directly rather than guess.
Three things. That your loan will be approved for the amount you need: ask us to check before you pay anything. The exact house and its price on today's list. And the completion date, December 2028 on the developer's advertising permit. We go through all three with you.
No. For a new project the developer pays the agency fee, so our help costs you nothing. Your own costs are the price, the legal fees and stamp duty, and the loan costs.
That changes week to week, so it is not printed here — a number on a web page is out of date the moment somebody books. WhatsApp us with the lot type you have in mind and we will tell you what is genuinely still available.
It is the cheapest way onto this site to a four-bedroom landed house: RM313,200 after the 10% package discount, on freehold land, with the developer covering the legal fees and stamp duty on both the SPA and the loan. What you still pay in cash is the RM1,700 solicitor's disbursement. Whether it works for you comes down to your own commitments, so run the numbers through the DSR check on our homepage and then message us.
Yes — this project is on the LPPSA panel, so a Lembaga Pembiayaan Perumahan Sektor Awam loan can be used to buy here. LPPSA works to its own eligibility rules rather than a bank's, so message us with your grade and length of service and we will go through what you actually qualify for before you commit to anything.
Yes, and for a specific reason rather than a general one: every house has a bedroom and a full bathroom on the ground floor, so somebody who should not be climbing stairs does not have to. The floor plans on this page show it. There is also a 1.47-acre recreation park inside the scheme, which matters more day to day than most facility lists do.
One message is enough: your budget, who the house is for and when you would like to move. You get today's price list, the houses still open and a straight answer on what your loan will carry, before you drive out to see it. Asking costs nothing and commits you to nothing, and we have sold 300+ properties in Ipoh.
