Why Pangsapuri Putra Bercham

Built and finished: what is on sale is the remaining stock.

872 sq ft, three bedrooms, furnished.

Freehold strata title, not a lease running down.

10 ft ceilings throughout, with balconies facing east or west.
The idea
Pangsapuri Putra Bercham is a completed freehold apartment in Bercham, from RM250,000 for 872 sq ft and three bedrooms, furnished. You open the door, stand under the 10 ft ceiling and count the lifts before you commit: no drawing, no handover date.

Location
Bercham sits on the north-east side of Ipoh, with the Tambun attractions and the limestone hills just beyond it. Every figure below is a straight-line distance measured from the building's own coordinates — not a drive time, which is always longer.
Facilities
A small building gets a short facilities list, and that is the trade being made here: fewer things, shared between fewer people. Two lifts serve every floor of a six-storey block, and the car park is inside the building rather than out on a field.
A swimming pool at three feet the whole way across, and a sky garden above the blocks.
A gymnasium, a jogging track and a garden terrace, all inside the scheme.
140 units over six floors in two linked blocks — nobody is queueing for a lift.
24-hour security, one bay per unit and 28 visitor bays in a covered internal car park.
Layouts & price
Type A and Type C2 are the two we have photographed, so they are the two set out properly. The building has 10 layouts in all, from 872 to 2,346 sq ft. Floor plans are sent on request — tell us which layout you are looking at and we will send that drawing, rather than ten for you to sift through. Prices are nett and move with whatever package is running, so treat them as the start of a conversation rather than a price list.
The photographs on the cards below are of real furnished units, not renders — the building is finished, so there is nothing to imagine. They show an earlier package, though, so go by the list here for what comes with a unit today; the package can change, and we will send the item-by-item list in writing. What the package answers is the question that decides a first purchase: how much is still left to pay for after you get the keys.
The developer also covers the SPA legal fees, the loan agreement legal fees, the disbursements on both, and the stamp duty on the loan agreement. The MOT stamp duty is the buyer's.

872 sq ft
From RM250,000nett
The standard layout and the entry point into the building: three bedrooms and two bathrooms on a freehold title, in a building that is already finished.
Living, dining, kitchen, three bedrooms, two bathrooms, a balcony, a yard and a patio.

980 sq ft
From RM258,487nett
The deluxe layout. The extra 108 square feet buys a third bathroom, a utility room and a store — and the kitchen is bigger too. If three of you share two bathrooms today, this is the one to look at.
Living, dining, a larger kitchen, three bedrooms, three bathrooms, a utility room, a store, a balcony, a yard and a patio.
Who it suits
Four kinds of buyer look at a finished, low-priced freehold flat, and the reasons barely overlap. Here is the short version of each.
RM250,000 for three bedrooms and two bathrooms on a freehold title, furnished. There is no fit-out bill on the other side of the keys and no rent to keep paying while you wait for a handover, which are the two costs first-time buyers most often leave out of the sum.
Nearly everything else we market in Ipoh is sold off a drawing. This building is finished — you can stand in the actual room, look out of the actual balcony and ride the actual lift before you decide, which is a different kind of purchase from buying a floor plan.
Politeknik Ungku Omar Kampus Bercham and IPGM Kampus Ipoh are both 2.0 km away in a straight line, and Sunway Medical Centre Ipoh is 3.2 km. If your day already starts on this side of town, this is a short commute rather than a new one.
These are apartments, with a monthly maintenance charge of about RM113 on the smaller layout. If you want a landed house, tell us your budget and we will show you what fits.
Questions
Finished. The building is complete and occupied, and what is on sale now is the developer's remaining stock. That is the main thing separating this from almost everything else we market: there is no handover date to wait out, and you can walk the actual unit, the actual corridor and the actual car park before you decide.
Freehold, on a strata title. You own the unit outright rather than holding it on a lease with a clock running down, which is what matters most when you come to sell or refinance.
From RM250,000 for the 872 sq ft Type A, and from RM258,487 for the 980 sq ft Type C2. On both layouts the price in the sale and purchase agreement is the same figure as the price you pay, so what you borrow against is what you pay. We will still put the agreement in front of you before you sign anything rather than after.
About RM1,100 a month, with 10% down over 30 years at 4.0% a year, at the lowest price on this page, RM250,000 for the 872 sq ft Type A. Those are the homepage calculator's starting figures, so this is an illustration, not a loan offer: your bank's rate, your age and your other commitments decide the real number. Send us your income and we will work it out properly before you pay anything.
About RM1,800 take-home pay a month, if you have no other loans. As a rough guide, banks look at how much of your take-home pay goes to loans, and at about RM1,100 a month that keeps it under 60%, the line our homepage calculator warns at. Car loans, PTPTN and credit cards all count, and banks differ, so send us your figures and we will check properly.
The building has ten, from 872 to 2,346 sq ft. Two are set out in full on this page: Type A is 872 sq ft with three bedrooms and two bathrooms, and Type C2 is 980 sq ft with three bedrooms plus a utility room and three bathrooms. Those are the two we have photographed. Message us for the other eight and we will send you the plans.
108 square feet, and what the developer did with them. Type C2 adds a third bathroom, a utility room and a store, and its kitchen is larger as well. If three of you are sharing two bathrooms today, that is the difference worth paying for; if not, Type A is the same three bedrooms for RM8,487 less.
140 units in two linked blocks of six floors, with two lifts on every floor. It is a small building by apartment standards, which is the reason the lifts and the car park do not queue the way they do in a tower of a thousand units.
RM0.13 per square foot, covering maintenance and the sinking fund. That works out at about RM113 a month on the 872 sq ft layout and about RM127 on the 980 sq ft. It is a completed building, so ask us to confirm the current rate with the management before you commit — a published rate and this month's rate are not always the same thing.
10 feet, throughout. On a floor area under a thousand square feet that is the single thing that changes how a unit feels most, and it is not something you can add later.
A swimming pool, a gymnasium, a sky garden, a jogging track and a garden terrace, with a covered internal car park below. The pool is three feet deep the whole way across, which is worth knowing either way: safe for small children, not deep enough to swim laps in.
One bay per unit in the covered internal car park, two for the penthouse, plus 28 visitor bays.
Yes, according to the developer's material: it is guarded and gated with 24-hour security. Because the building is finished and running, the arrangement now sits with the management rather than with the developer, so ask us to confirm in writing what is currently in place and what the maintenance fee covers. We would rather get you that answer than repeat a brochure line about a building that has been standing for years.
Yes, under the developer's current package, which can change. Type A: fully furnished, with a fridge, washing machine, water heater, air conditioner and TV; a kitchen slab but no kitchen cabinet. Type C2: furniture and a kitchen cabinet, but no home appliances. Ask us for the item-by-item list for the unit you are looking at, in writing. The photographs on this page are of real furnished units, not renders, but they show an earlier package, so not everything in them comes with a unit today.
The SPA legal fees, the loan agreement legal fees, the disbursements on both, and the stamp duty on the loan agreement. The MOT stamp duty is the buyer's, and it is the larger of the two, so budget for it separately rather than assuming “developer covers stamp duty” means all of it. Send us the layout you are looking at and we will give you the figure in writing before you commit.
In Bercham, on the north-east side of Ipoh. Measured straight-line from the building's own coordinates: Dong Hua Cave Temple 1.9 km, Politeknik Ungku Omar Kampus Bercham 2.0 km, IPGM Kampus Ipoh 2.0 km, Sunway Medical Centre Ipoh 3.2 km, The Banjaran Hotsprings Retreat 3.2 km, Lost World of Tambun 3.9 km and Xscape Tambun at Kundig 4.4 km. These are straight-line distances, not drive times — driving is always further, and we would rather state the basis than quote one as the other.
It can be: RM250,000 for three bedrooms and two bathrooms on a freehold title, furnished, in a building that already exists. There is no fit-out bill waiting on the other side of the keys and no rent to keep paying while you wait for a handover. Run the numbers through the DSR check on our homepage first, then message us.
Everything inside a unit is on one level, and there are two lifts on every floor, so the stairs go away. Sunway Medical Centre Ipoh is 3.2 km away in a straight line. What we cannot tell you from the developer's drawings is whether the approach from the car park to the lift lobby is genuinely step-free — so rather than guess, come and walk it with us. It takes ten minutes and it settles the question properly.
Three things. That your loan will be approved for the amount you need: ask us to check before you pay anything. The exact unit and its price on today's list. And the current maintenance rate with the management, and the MOT stamp duty, which is yours to pay. We go through all three with you.
No. For a new project the developer pays the agency fee, so our help costs you nothing. Your own costs are the price, the legal fees and stamp duty, and the loan costs.
Both change, so neither is printed here — a number or an offer on a web page is out of date the moment it moves. WhatsApp us with the layout you have in mind and we will tell you what is genuinely still available and what package applies today.
One message is enough: your budget, who the unit is for and when you would like to move. You get today's price list, the units still open and a straight answer on what your loan will carry, before you drive out to see it. Asking costs nothing and commits you to nothing, and we have sold 300+ properties in Ipoh.
