The idea
Most condominiums in Ipoh sell you a pool. Santorini builds the whole centre of the site around one — a jacuzzi pool, a children's pool with water-park features, and a Mediterranean clubhouse sitting between four blocks, so the walk from your lift lobby to the water is shorter than the walk to your car.

Location
Bandar Seri Botani is not a launch-day masterplan — the schools, the hospital and the shops are open now. Drive times below were measured on Google Maps from the project itself; they move with traffic, so treat them as a guide.

The living areas
Every layout runs living and dining as one open space with the balcony off the end of it, so the light comes in from one side and goes all the way through.

The kitchen
The kitchen sits at the back with its own service yard, which keeps the heavy cooking, the washing machine and the drying out of the living area.

Even Type C, the smallest layout here, keeps three separate bedrooms rather than turning the third into a study you cannot fit a wardrobe in.

Four kinds of buyer look at this project, and the reasons barely overlap. Here is the short version of each.
From RM225,000 on a freehold title — and Types B and C are on Rumah Perakku, the Perak state first-home scheme. If you were born and work in Perak, are buying your first home and earn under RM8,000 a month, that is a materially different price. The conditions are set out further down this page.
The project is on the LPPSA panel, so a government housing loan can be used here. Many Perak-born officers also meet the Rumah Perakku conditions, so it is worth checking both routes rather than assuming one.
A condominium removes the stairs entirely — lift access to your own floor, everything on one level, a guarded entrance and the facilities on site rather than a drive away. For anyone leaving a double-storey terrace behind, that is the whole argument.

Floor plans
The ground floor counts as Level 1, so the developer's “1st to 24th floor” is Level 2 to Level 25, and the “25th floor” is the top, Level 26. Tap a plan to enlarge it.
Each floor plate faces two ways: the pool deck on one side, the airport and city on the other — so a unit looks out over one or the other rather than into a corridor. Which one you get depends on the block and where the unit sits on the plate, and between Blocks A and B the outlook is over housing — so ask us about a specific unit rather than assuming.

It is freehold, on a residential title (Pangsapuri Rafflesia). That is one of the clearer differences between this and a number of other new developments in Ipoh.

It can be an unusually good one, for a reason specific to Perak: Types B and C are offered under Rumah Perakku, the state first-home scheme. If you were born in Perak, work in Perak, are buying your first home and your household earns under RM8,000 a month, you should be looking at that route rather than the open-market price. LPPSA works to its own eligibility rules rather than a bank's, so message us with your grade and length of service and we will go through what you actually qualify for before you commit to anything.
That is one of the things a condominium genuinely does better than a landed house. There are no stairs inside the unit, the lift takes you to your own floor, the entrance is guarded, and the facilities are on site rather than a drive away.
