The idea

Not a drawing. A street, with the keys already out

Almost everything we sell completes in 2027 or 2028, and you buy it off a floor plan and a show unit. This one is standing. Construction finished this year and keys went out from August, so the house you are deciding on is a house you can walk into — the light in the afternoon, the neighbours either side, how far the kitchen really is from the front door.

One design, 64 houses, two phases of 32. Four rooms and two bathrooms on a single level, on a 20′ × 80′ leasehold lot with its own individual title — not a master title. The developer's site plan also sets aside a kawasan lapang, a public open space, at the southern end of the taman.

Gopeng, a kilometre and a bit from the expressway

Off Jalan Gopeng Mewah 1, with the North–South Expressway running along the northern edge of the site and the Gopeng interchange just south of it. Gopeng is its own town rather than a suburb of Ipoh, and the toll plaza is what makes the commute work. Every figure below is a straight-line distance measured from the site — not a drive time, which is always longer.

The house is single storey. Not a ground-floor bedroom offered as a concession — there is no upstairs at all, now or in twenty years, which is the part people tend to underestimate.

2Buyers who want to see it before they buy it

The scheme is finished and handed over. You can walk a completed house instead of reading a floor plan and hoping. Almost nothing else on this site can offer that.

3First-time buyers

Finished. The houses are built and keys have been handed over from August 2026. You are looking at a completed street rather than a drawing, which means you can walk the actual house — not a show unit standing in for one — before you decide anything.

From RM277,200, as at September 2026. The figure we quote is what you actually pay. The price written into the sale and purchase agreement is a different, higher number, which is normal on a completed scheme and which changes what you borrow — so we put both figures in front of you before you sign anything rather than after.

Yes. There is no staircase anywhere in the design. Four rooms on one floor at this price is unusual, and for buyers thinking about their own sixties, or about a parent moving in, it is usually the whole reason they end up here.

Leasehold, with an individual title for each house rather than a master title. The developer does not publish the expiry date of the term, so we do not print one — ask us and we will get it from the title in writing.

A car porch across the front, then living and dining, four rooms off the corridor — the master, two bedrooms and a reading room — two bathrooms, a kitchen and a rear service yard. All of it on one level.

The developer does not publish one. The poster, the project summary and the floor plan all give the lot size and stop there, and we are not going to convert a lot dimension into a built-up figure and present it as theirs. Ask us and we will get the number.

The developer carries the SPA legal fees, the SPA disbursements, the loan agreement legal fees, the loan agreement stamp duty, the MOT stamp duty and the MOT legal fees. On a completed house that is most of the cash you would normally have to find at the start. The disbursements on the loan side are the buyer's.

Yes — 5% on a lot priced at RM350,000 or below and 7% above it. Which lots carry a Bumiputera quota changes, so message us with the lot you have in mind rather than assuming.

The developer's project summary leaves that field blank, and blank is not the same as none, so we are not going to tell you either way. It is a short question to put to them and we will get it answered in writing.

No security tier is stated anywhere in the developer's material, so we do not claim one. Treat it as an ordinary open taman unless and until the developer says otherwise.

Gopeng is its own town south of Ipoh rather than a suburb of it, and the toll plaza a kilometre and a bit from the site is what makes that workable — you are on the expressway almost immediately. If your working day is in Ipoh, drive it once at your own leaving time before you decide.
