Forressta, also written Forresta, is a freehold, gated and guarded scheme of double-storey terrace houses on 22 by 70 foot lots in Ipoh Botani, between Pengkalan and Bandar Seri Botani, planned in five phases. Phase 1 is 164 houses, laid out round two lakes with recreation areas.

Phase 1 is 164 houses, and 77 of them were released at the early-bird price, from RM599,999; ask us how many are still open. Phase 2 is indicated from RM650,800 for the same 22 by 70 foot house. Team Keris Berhad, a Perak developer incorporated in 1991. Its own record lists Station 18 in Pengkalan (1997), The Dales (2002), Ipoh South Precinct and the TF Value-Mart there (2014), Spanish Gardens by the Water and Marbella @ Ipoh South Precinct (2021) and Palazzo @ Ipoh Garden East (2022). Forressta is beside its Life @ Ipoh South township, where the Jia show house stands.

From RM599,999 for an intermediate lot in Phase 1, the early-bird price and the lowest public price on the developer's chart; end and corner lots cost more. The SPA figure is higher, and we show you both before you sign. Prices and packages change, so ask us for today's figure on the lot you want.

About RM2,600 a month, with 10% down over 30 years at 4.0% a year, at the lowest price on this page, RM599,999. RM599,999 is already the net price, after the developer's rebate. Packages change, so ask us what applies on the day you book.

Yes, freehold, on a strata title: you own your house and lot, and share the scheme's common areas, its roads, lakes and guard house, with the other owners through a management body. Ask us for the maintenance charge.

Yes. The developer sells it as a gated and guarded scheme with a strata title. Each of its five phases has its own guarded entrance, and Phase 1's site plan draws its guard house.

The developer builds it in Jia's layout, with a gate on the car porch: four bedrooms and four attached bathrooms, two of the bedrooms master bedrooms, one of them on the ground floor for the parents or grandparents of the house.

Two lakes with recreation areas, open space and a guard house at the entrance, on the site plan; a two-storey clubhouse with a swimming pool, a jacuzzi and hammock deck, a gym, yoga and pilates studios, a children's play area, a multipurpose hall, a karaoke room, a golf simulator, a badminton court, a co-working space, a barista corner, an outdoor barbecue area and a convenience mart and a sports store; and a sports ground with a jogging track, a roller track, a tennis court, a half basketball court, a roller hockey rink, a skate park and a golf driving range. The developer confirms them for the scheme, but they are still to be built, so check them against the sale and purchase agreement before you book.

It can be, if two things clear: the cash you need at the start and your debt service ratio (DSR). Those, not the monthly instalment, are what usually stop a first-time buyer. It is priced from RM599,999. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear. Yes. Government servants can buy here with a Lembaga Pembiayaan Perumahan Sektor Awam (LPPSA) loan. LPPSA works to its own eligibility rules rather than a bank's, so send us your grade and length of service and we will go through what you actually qualify for before you commit to anything.

Yes, although it is a double-storey house. Its layout was drawn with this in mind: two of the four bedrooms are master bedrooms with attached bathrooms, and one of them is on the ground floor, for the parents or grandparents of the house. So nobody who lives downstairs has to take the stairs every day. Ask us for the plan before you decide.
