Both phases have the developer covering the legal costs. Phase 1 includes the SPA legal fees and disbursements, the loan legal fees, disbursements and stamp duty, and the MOT stamp duty. Phase 2 covers all legal fees, disbursements, stamp duty and MOT.

No, and this is the one thing to understand before you commit. Completed houses in Phase 1 are sold on an “as is, where is” basis, so the developer carries no defect liability once the Sale and Purchase Agreement is signed. Inspect the house properly before you sign. We will walk it with you and we would rather you knew this from a web page than found out afterwards.
