The kolong
A room outside the private rooms
The raised, semi-open space at the front receives guests before they reach the living room, so the bedrooms stay private behind it.
The layout
A kolong is a raised, semi-open space at the front of the house, between the porch and the rooms: somewhere to receive guests, sit with visitors over tea or let the children play in the shade, without anyone coming into the private part of the home. It is the old kampung house's idea, drawn into a modern semi-detached house. Behind it the house keeps four bedrooms, a utility room and two bathrooms on one floor, with space at the side and back for a small garden, and a pillar-free car porch that takes up to three cars.

Yes, built and furnished, with a bare semi-D beside it to show the rooms without the furniture. Yes. The furnished terrace show house is on site. Viewings are by appointment: WhatsApp us and we will meet you there.
It can be, if two things clear: the cash you need at the start and your debt service ratio (DSR). Those, not the monthly instalment, are what usually stop a first-time buyer. It is priced from RM428,800. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear. Run those two before you fall in love with a layout, and send us the result if you want us to read it with you.
Yes. Government servants can buy here with a Lembaga Pembiayaan Perumahan Sektor Awam (LPPSA) loan. LPPSA works to its own eligibility rules rather than a bank's, so send us your grade and length of service and we will go through what you actually qualify for before you commit to anything.
Yes, and it is the clearest case on our site. Every house in this scheme is single storey, so the stairs question does not have to be managed around - it does not arise. That holds now and it still holds in twenty years, which is the part people tend to underestimate. Come and walk it before you decide.
One message is enough. Tell us which lot or layout you have in mind and we will come back with what is genuinely still available, what it costs today, and a straight answer on what your loan will carry.
