From RM277,200, as at September 2026. The figure we quote is what you actually pay. The price written into the sale and purchase agreement is a different, higher number, which is normal on a completed scheme and which changes what you borrow — so we put both figures in front of you before you sign anything rather than after.

The layout

Four rooms, one level, and it is already built

Four rooms and two bathrooms on one level, on a 20 by 80 foot leasehold lot with its own individual title. Every house in the scheme is this design, across both phases — there is no second layout to weigh up, so what you are choosing between is lots rather than floor plans. The houses are built and keys have been handed over, so this is a finished house you can walk through rather than a drawing. The developer carries the SPA legal fees, the SPA disbursements, the loan agreement legal fees, the loan agreement stamp duty, the MOT stamp duty and the MOT legal fees. On a completed house that is most of the cash you would normally have to find at the start.

Show house

The house, photographed

The first photograph is the completed row from the road and the second is an unfurnished unit exactly as it is handed over — different floor tile, no furniture, nothing staged. The rest are the furnished show house, which is the same layout dressed. Both are worth seeing, and they are deliberately shown in that order: the one you buy is the second photograph, not the third.

Questions

About this house type

The lot is 20′ × 80′ and the house is single storey on it, with four rooms, two bathrooms and a car porch running the full width of the lot. The developer does not publish a built-up figure, so we do not state one.

A front car porch, living and dining, four rooms — the master, two bedrooms and a reading room — two bathrooms, a kitchen and a rear yard, all on one level.

From RM277,200, as at September 2026. The figure we quote is what you actually pay. The price written into the sale and purchase agreement is a different, higher number, which is normal on a completed scheme and which changes what you borrow — so we put both figures in front of you before you sign anything rather than after.

Yes. Construction is complete and keys have been handed over from August 2026. You can walk the actual house, which is not something we can offer on most of the schemes on this site.

None. The house is single storey throughout, as is every other house in the scheme.

No — leasehold, with an individual title for each house. The developer does not publish the expiry of the term and we will not print a date we cannot show you.

The developer carries the SPA legal fees, the SPA disbursements, the loan agreement legal fees, the loan agreement stamp duty, the MOT stamp duty and the MOT legal fees. On a completed house that is most of the cash you would normally have to find at the start. The disbursements on the loan side are the buyer's.

It is drawn as a bilik bacaan, a reading room, and it is a full room off the corridor with its own door rather than an alcove — so it takes a bed if you need it to. The floor plan on this page shows it between the second bedroom and the kitchen.

It is priced from RM277,200, and the honest answer is that the monthly instalment is usually not what stops a first-time buyer. It is the cash at the start and the debt service ratio. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear. Run those two before you fall in love with a layout, and send us the result if you want us to read it with you.

We do not know yet, and we are not going to guess. Nothing in the developer's own material mentions the LPPSA panel either way, and panel status is a specific arrangement rather than something you can read off the price. Message us with your grade and length of service and we will get the developer's answer in writing before you commit to anything.

Yes, and it is the clearest case on our site. Every house in this scheme is single storey, so the stairs question does not have to be managed around - it does not arise. That holds now and it still holds in twenty years, which is the part people tend to underestimate. Come and walk it before you decide.
