The idea
Fifty-three acres at Chepor with a 4.1-acre park at the centre of it, next door to the 2,700-acre Silver Valley Technology Park. It is guarded, it carries no maintenance fee, and every house is on its own individual title. The earlier phase is built and sold out; what is on sale now is Phase 2.
Location
North of Ipoh, on the new ring roads to Chemor and Meru in one direction and to Kanthan in the other, with the 2,700-acre Silver Valley Technology Park as the immediate neighbour. The five places below are the ones the developer's own location map marks, and every figure is a straight-line distance measured from the site — not a drive time, which is always longer.
The homes
Both inside the gate, both on individual title. One bungalow lot is also in this phase — 7,104 sq ft of land with 3,710 sq ft built up at RM750,000. Ask us about that one.
Who it suits
From RM250,000, with the developer carrying the SPA legal fees and disbursements and the loan agreement fees and disbursements — and a first-home buyer pays no loan stamp duty and no MOT stamp duty. The scheme is guarded — guard house, boom barrier gate, perimeter fence — and there is no maintenance fee. Residents run the security through their own association rather than paying a management company for it.
The single storey has no stairs at all. If you need the extra rooms, the double storey puts a guest bedroom and its own bathroom on the ground floor — that is on the developer's drawing, not a sales line.
LPPSA is on the developer's panel for this project, and there are PPAM units in this phase still pending approval. Send us your grade and length of service.
Questions
A 53-acre township at Chepor, on the north side of Ipoh, built around a 4.1-acre park. It is a guarded scheme: the developer builds the guard house, the boom barrier gate and the perimeter fence. Two house types are on sale now, a single-storey terrace and a double-storey terrace.
Leasehold, on a 99-year term running to 29 May 2111, with an individual title for each house. Eighty-five years of that term are still to run.
The single-storey terrace starts at RM250,000 and the double-storey terrace at RM345,000. Corner and end lots carry more land and cost more. There is also one bungalow lot in this phase at RM750,000.
The single storey is 20 by 60 feet with 1,002 square feet built up, three bedrooms and two bathrooms, all on one floor. The double storey is 22 by 65 feet with 1,971 square feet built up, four bedrooms and three bathrooms — and one of those bedrooms, with its own bathroom, is on the ground floor.
Not yet, and we would rather say so. The single storey is at soft launch: the developer has not obtained its advertising and sale permit, and no booking fee is being collected. What is open now is registering your interest in a specific unit, which is what fixes the queue when it does open. Message us and we will put you in it.
There is a finished, furnished double-storey show house on site, and every photograph on this site is of it. There is no single-storey show house yet — for that house type there is a scale model at the existing show house and the floor plan on this site.
No. There is no maintenance fee and no sinking fund on this project. As a guarded scheme the residents form their own association once the community is in, and the security is run from there rather than by a management company.

Yes, LPPSA is on the developer's own panel list for this project. LPPSA works to its own eligibility rules rather than a bank's, so send us your grade and length of service and we will go through what you actually qualify for. There are also PPAM units in this phase, still pending approval — ask us and we will tell you where that has got to.
Phase 2 is targeted for 2028. The earlier phase is already built — its show house is finished and furnished, and you can walk it today, which is a more useful thing to look at than a completion date.
No. Phase 1B, the 71 double-storey houses, is sold out. We are saying so because it is the clearest thing on this page: this developer launched a phase here and finished selling it.
At Chepor, north of Ipoh, next to the Silver Valley Technology Park. Measured straight-line from the site: the Petron at Chepor Indah 1.1 km, Econsave Chemor 2.2 km, SJK(C) Pei Cheng Chemor 3.0 km, Mydin Mall Meru Raya 5.2 km and the Ipoh-Amanjaya Bus Terminal 5.3 km. Those are straight-line distances rather than drive times, which are always longer.
