At Kampung Kepayang on the southern edge of Ipoh, on Route 1 beside the North–South Expressway with the Simpang Pulai interchange just north. It is inside Ipoh City Council's area rather than a separate town, and the toll plaza is what makes the commute work. Every figure below is a straight-line distance measured from the site — not a drive time, which is always longer.

The single storey starts at RM290,604 and the double storey at RM351,446, as at September 2026. The figure we quote is what the buyer actually pays. The price written into the sale and purchase agreement is a different, higher number, which changes what you borrow — so we put both figures in front of you before you sign anything rather than after. Prices also move with the lot: a corner or an end lot carries more land and costs more, so ask us for the figure on the lot you actually want.

The developer carries the SPA legal fees, the SPA disbursements, the loan agreement legal fees and the loan disbursements. The loan stamp duty, the MOT stamp duty and the MOT legal fees are the buyer's. That is worth reading twice, because it differs from project to project and the MOT is the larger of the two stamp duties on a house at this price.
Yes — 5% to 7% off, depending on the lot. Twenty-six of the 85 lots carry a Bumiputera quota on the approved survey plan. Which specific lots those are changes as units sell, so message us with the lot you have in mind rather than assuming.

Those are straight-line distances rather than drive times, which are always longer.
About eleven kilometres north. The scheme is inside Ipoh City Council's area rather than a separate town, and the toll plaza two kilometres away is what makes the drive work — you are on the expressway almost immediately. If your working day is in Ipoh, drive it once at your own leaving time before you decide.
We do not know yet and we are not going to guess. Nothing in the developer's material mentions the LPPSA panel either way, and panel status is a specific arrangement rather than something you can read off a price. Send us your grade and length of service and we will get the developer's answer in writing.
