The legal fees on both the SPA and the loan if you use their panel lawyer, plus the stamp duty and disbursements. A first-time buyer pays no SPA or loan stamp duty at all. On a second home, or any purchase above RM500,000, the developer bears all the stamp duty and legal fees including disbursements.
It is priced from RM568,000, and the honest answer is that the monthly instalment is usually not what stops a first-time buyer. It is the cash at the start and the debt service ratio. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear.
