Freehold, individual title. Most new landed schemes around Ipoh are leasehold; this one is not.

No SPA or loan stamp duty at all, and the developer covers the legal fees on both if you use their panel lawyer. That removes most of the cash-at-the-start problem.

The things buyers ask first

A freehold housing scheme in Klebang, Ipoh. Three house types are on offer and every one of them is single storey: two terrace types and a cluster semi-detached.

Yes, all three types. There are no stairs anywhere in any of these houses. Paired with freehold individual title, that combination is not something we can offer anywhere else on this site.

Freehold, on individual title. Not a master title, not a leasehold term — the title is issued to the house.

Terrace Type A is RM380,000 and Terrace Type B is RM408,000 on the SPA, with a discount of RM40,000 and RM38,000 bringing them to about RM340,000 and RM370,000. The Semi-D is RM588,000 with a RM20,000 discount, so about RM568,000. Bumiputera lots are priced lower again. Side-lane and padang-facing lots carry a premium, so ask us for the figure on the lot you want.

The legal fees on both the SPA and the loan, if you use their panel lawyer, plus the stamp duty and disbursements. A first-time buyer pays no SPA or loan stamp duty at all. On a second home, or any purchase above RM500,000, the developer bears all the stamp duty and legal fees including disbursements.

Both are single storey on a 22-foot frontage. Type A is 65 feet deep with 22 by 45 feet built up, three bedrooms, a utility room and two bathrooms. Type B is 70 feet deep with 22 by 50 feet built up, four bedrooms and three bathrooms. Type B is the bigger house; Type A is the cheaper entry.

It is a single-storey cluster semi-detached on a 35 by 80 foot lot with 25 by 59 feet built up, four bedrooms and three attached bathrooms, under a 13ft ceiling in the living hall. It also comes with a 6.2kWp solar PV system, a Philips smart video door lockset and an auto gate motor as standard.

The developer puts the 6.2kWp system at about 651kWh a month, which they estimate at over RM200 off the electricity bill. That is their figure and it depends on how much you use and when, so treat it as an estimate rather than a promise — but the system itself is included, not an upgrade.

A 15ft ceiling over the living and dining area on the terraces with natural-light windows, 10ft ceilings to bedrooms and kitchen, three-phase wiring with Mega cable and Siemens switches, Sericite sanitary ware, Hoso ironmongery, 600 by 600mm marble-design floor tiles with a full skirting profile, and air-conditioning and water heater points already run.

Yes. The terraces are described as renovation-free and are fully extended to the back lane, so the usual first job on a new terrace house is already done.
