Tasek, Ipoh · Single-storey semi-D · 9 houses

Why Taman Anda

Three bedrooms and two bathrooms on one floor of a semi-detached house: the space and privacy of a semi-D, with no staircase to climb, now or in twenty years.

In Tasek, among streets lived in for years: Lotus's is 0.7 km away, Hospital Fatimah 1.5 km and AEON Mall Kinta City 1.7 km, straight-line.

Eight semi-Ds and one bungalow on a short road of their own, on the developer's site plan, at the end of Jalan Tasek Barat 5A. A small street where you will know your neighbours.

A covered terrace off the dining area and land along the side of the house: room for plants, a clothes line, or a morning coffee outside.
The idea
Buying new usually means moving to the edge of town and waiting years for the shops and schools to follow. Taman Anda is the other way round: nine new houses on a short road at the end of Jalan Tasek Barat 5A, in Tasek, with Lotus's 0.7 km, a secondary school 0.8 km and Hospital Fatimah 1.5 km away, straight-line. Each semi-D has three bedrooms and two bathrooms on one floor, a covered terrace and land at its side. From RM488,000, with completion expected in the first quarter of 2028.

Location
At the end of Jalan Tasek Barat 5A, in a neighbourhood that has been lived in for years, with Lotus's and a bank within a kilometre and Hospital Fatimah within two. Every figure here is a straight-line distance measured from the project site; the drive is always longer, so ask us how the trip to your work or your children's school really goes. Viewings are by appointment: WhatsApp us and we will meet you there.

The house
Photographs of the bare show house, the way the house is handed over, not renders. Two were edited to take out the show house's tables and chairs, so you see the floor as you will get it.

The hall
Living and dining run in one long room to the kitchen at the back, with sliding doors out to the covered terrace at the side.

The kitchen
The wet kitchen's walls are tiled to the ceiling, with a counter and a door out to the yard.

The bedrooms
Three bedrooms along one side of the house, every one of them on the ground floor.

Who it suits
It suits some buyers very well and some not at all. Honestly:
Three bedrooms and two bathrooms on one floor, with land at the side.
No stairs anywhere, and Hospital Fatimah 1.5 km away, straight-line.
Lotus's 0.7 km and SMK Jalan Tasek 0.8 km, straight-line: the everyday trips stay short.
Completion is expected in the first quarter of 2028, and it is leasehold to 2111. If either matters, tell us and we will show you what fits.
Questions
Nine new houses on a short road of their own at the end of Jalan Tasek Barat 5A, in Tasek, Ipoh: eight single-storey semi-detached houses and one single-storey bungalow. Each semi-D has three bedrooms and two bathrooms on one floor.
From RM488,000, for an intermediate semi-D: the developer's current selling price. Corner and end lots carry more land and cost more, and the single-storey bungalow is RM988,000. The figure on the sale and purchase agreement is higher, and both are shown to you before you sign. Prices are set lot by lot and they change, so ask us for today's list.
No. The developer's summary lists none, so every buyer pays the same price.
About RM2,100, with 10% down, over 30 years at 4.0% a year, which are the homepage calculator's starting figures. That is an illustration, not a loan offer: your bank's rate, your age and your other commitments decide the real number. Send us your income and we will work it out properly before you pay anything.
About RM3,500 take-home pay a month, if you have no other loans. As a rough guide, banks look at how much of your take-home pay goes to loans, and at about RM2,100 a month that keeps it under 60%, the line our homepage calculator warns at. Car loans, PTPTN and credit cards all count, and banks differ, so send us your figures and we will check properly.
Here the purchaser pays the legal fees: the developer's summary puts the SPA legal fees and disbursements, the loan agreement's fees and disbursements and the loan stamp duty on the buyer. Budget for them from the start. Our homepage calculator estimates them, and we can go through the figures with you.
No. It is leasehold, 99 years, expiring in 2111, on an individual title, as the developer's summary states.
The developer's summary expects the first quarter of 2028. The show house is built and bare, so you can walk the layout before you decide.
All on one floor. From the car porch you come into the living room, with bathroom 1 near the front, then the dining area with a covered terrace at its side, and the kitchen and bathroom 2 at the back. Bedrooms 1 to 3 run along the other side. That is the Type B intermediate plan on this page; ask us for the plan of the lot you want.
The semi-Ds are 25 feet wide. The Type B house on this page is 25 by 42'6" on a 35 by 72'8" lot, and across the eight semi-Ds the lots run from 2,465 to 3,768 sq ft, on the developer's price list.
Yes, one: a single-storey bungalow on 9,182 sq ft of land, 2,184 sq ft built up, at RM988,000 on the developer's price list. Ask us about it.
Not according to the developer: its summary lists no maintenance fee or sinking fund. Ask us to confirm it before you sign.
No guard or gate is described in the developer's documents, so we do not claim one.
On the developer's specification: air-conditioner piping already run to 3 points, 2 water-heater points, bathroom and wet-kitchen walls tiled to the ceiling, homogeneous tiles on the car porch, 17 lighting points and 4 ceiling fan points. The full list is under the floor plan.
At the end of Jalan Tasek Barat 5A in Tasek, Ipoh. Measured straight-line from the project site: Maybank, Tasek 0.5 km, Lotus's Ipoh, Tasek 0.7 km, SMK Jalan Tasek 0.8 km, SJK (C) Chung Tack 1.2 km, Klinik Kesihatan Simee 1.2 km, SK Tasek 1.3 km, Hospital Fatimah 1.5 km and AEON Mall Kinta City 1.7 km. Those are straight-line distances, not drive times, which are always longer.
Three things. That your loan will be approved for the amount you need: ask us to check before you pay anything. The exact lot and its price on today's list, because the nine lots differ in land and price. And the cost on top of the price, since the purchaser pays the legal fees here. We go through all three with you.
No. For a new project the developer pays the agency fee, so our help costs you nothing. Your own costs are the price, the legal fees and stamp duty, and the loan costs.
Yes. The show house is built and bare, the way the house is handed over. Viewings are by appointment: WhatsApp us and we will arrange a time and meet you there.
Measured straight-line from the project site: SMK Jalan Tasek 0.8 km, SJK (C) Chung Tack 1.2 km and SK Tasek 1.3 km. Those are straight-line distances, not drive times, which are always longer.
With only nine houses, that changes quickly, so it is not printed here. WhatsApp us and we will send today's list, with the lots that are genuinely open and their prices.
It can be, if two things clear: the cash you need at the start and your debt service ratio (DSR). Those, not the monthly instalment, are what usually stop a first-time buyer. It is priced from RM488,000. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear. Run those two before you fall in love with a layout, and send us the result if you want us to read it with you.
Yes. Government servants can buy here with a Lembaga Pembiayaan Perumahan Sektor Awam (LPPSA) loan. LPPSA works to its own eligibility rules rather than a bank's, so send us your grade and length of service and we will go through what you actually qualify for before you commit to anything.
Yes, and it is the clearest case on our site. Every house in this scheme is single storey, so the stairs question does not have to be managed around - it does not arise. That holds now and it still holds in twenty years, which is the part people tend to underestimate. Come and walk it before you decide.
One message is enough: your budget, who the house is for and when you would like to move. You get today's price list, the lots still open and a straight answer on what your loan will carry, before you drive out to see it. Asking costs nothing and commits you to nothing, and we have sold 300+ properties in Ipoh.
