Freehold, finished, and all four bedrooms on one floor. From RM395,000 — about RM1,700 a month with 10% down.
Why Taman Lapangan Harmoni

No lease counting down and nothing ever to renew. On a 99-year lease, every year you own the house is a year off the title; here the land is simply yours.

Finished, with its CCC. You stand in the exact house before you sign, and you skip the months of rent you would pay while a new house is built.

Parents, small children and, one day, your own knees all live on one level, under a 12-foot ceiling that keeps the rooms from feeling closed in.

Pengkalan, on Ipoh's south side: AEON Mall Ipoh Station 18 is 2.6 km away and Lotus's 2.9 km, straight-line, so the weekly shop stays close to home.
The idea
If you rent today, every month spent waiting for a new house to be built is another month of rent. If your parents will live with you, now or later, every staircase is a problem in waiting. Taman Lapangan Harmoni takes both off the table: the houses are finished and have their CCC, so you can stand in yours before you sign, and all four bedrooms and both bathrooms are on the ground floor. It is freehold, a small phase of just 18 houses in Pengkalan, from RM395,000.

Location
Near Station 18, with a primary school under a kilometre away and a Chinese primary, a secondary school and a government clinic within two. Every figure here is a straight-line distance measured from the project site; the drive is always longer, so ask us how the trip to your work or your children's school really goes. Viewings are by appointment: WhatsApp us and we will meet you there.

The house
Photographs of a finished house in this phase, empty, the way it is handed over: no furniture, no renders, nothing staged.

The hall
The living room, the dining area and the kitchens run in one line from the front door to the back. The high ceiling makes a 22-foot-wide house feel wider than it is.

The bedrooms
The master bedroom is at the front with its own bathroom; bedrooms 2, 3 and 4 run back along the same side. Nobody is shut away upstairs.

The kitchen
Heavy cooking stays at the back by the back door, away from the dining table, with the dry kitchen in front of it for everyday use.

Specification
Taken from the developer's own specification sheet. Read it against the Fourth Schedule of the sale and purchase agreement before you sign.
Who it suits
It suits some buyers very well and some not at all. Honestly:
About RM1,700 a month with 10% down, over 30 years at 4.0% a year, and no construction to wait out: the money starts going into a house that is yours.
No stairs anywhere, and the master bedroom at the front has its own bathroom.
Finished, with its CCC. Once the purchase completes, there is nothing left to build.
There are two. If you need three, or a room away from the family, tell us what you need and we will point you to a house that fits.
Questions
18 freehold single-storey terrace houses in Pengkalan, on the south side of Ipoh, already completed with their CCC. Every house is the same design: four bedrooms, two bathrooms, a dry kitchen and a wet kitchen, all on one floor, on a 22 by 70 foot lot.
From RM395,000, for a 22 by 70 foot intermediate lot. Corner lots carry more land at the side and cost more, up to RM568,500 on the developer's approved advertisement. Prices are set lot by lot and they change, so ask us for today's list before you settle on one.
Yes. The phase has Bumiputera lots as well, priced separately. Ask us for today's figures.
brickz.my, which records a sale once its stamp duty is paid, lists 7 terrace-house sales in Taman Lapangan Harmoni between May 2025 and March 2026: a median of RM445,000, with the middle half between RM395,000 and RM450,000. Those are recorded sales, not asking prices, and they include corner lots; brickz does not say which phase each one was in. Ask us and we will go through them against the lot you are looking at. Past prices are not a promise of future ones.
About RM1,700, with 10% down, over 30 years at 4.0% a year, which are the homepage calculator's starting figures. That is an illustration, not a loan offer: your bank's rate, your age and your other commitments decide the real number. Send us your income and we will work it out properly before you pay anything.
About RM2,900 take-home pay a month, if you have no other loans. As a rough guide, banks look at how much of your take-home pay goes to loans, and at about RM1,700 a month that keeps it under 60%, the line our homepage calculator warns at. Car loans, PTPTN and credit cards all count, and banks differ, so send us your figures and we will check properly.
In the current package the developer pays the SPA legal fees. Packages change and some apply to particular lots only, so ask us for the current one before you book.
Yes. The flyer and the developer's approved advertisement both say freehold, on a residential title, and the advertisement says the land carries no charge.
Yes, and it is worth knowing before you buy. The approved advertisement states a restriction in interest: the house can be transferred or leased only with the State Authority's written consent. It does not affect living in the house, but it adds a step if you sell it or rent it out later. Ask us and we will explain what that step involves.
Yes. The houses are completed and have their Certificate of Completion and Compliance (CCC), so you are buying a house you can walk through, not a drawing.
Yes. Some of the houses in the earlier phases of Taman Lapangan Harmoni are already lived in, though not all of them, so you are moving into a neighbourhood that has started, not an empty field.
All on one floor. From the porch you come into the living room, then the dining area, the dry kitchen and the wet kitchen at the back, by the back door. The bedrooms run along the other side: the master bedroom at the front with its own bathroom, then bedrooms 2, 3 and 4, with the second bathroom at the back.
The lot is 22 by 70 feet (1,540 sq ft). The flyer gives the built area as 22 by 50 feet, with a 12-foot ceiling inside, and the porch takes two cars.
There is a guard house at the entrance, but the developer's documents do not describe a guard service, so we will not promise you one. Ask us what is running when you come to view.
None is set. The developer's summary says the residents will decide it once they form their own community, so ask us what has been agreed by the time you buy.

Those are straight-line distances, not drive times, which are always longer.
If you plan to stay for many years, or your parents live with you, single storey: nobody climbs stairs, and nothing has to change when someone's knees do. A double storey puts the bedrooms away from the living area, which some families prefer. Tell us how your family lives and we will compare real houses at your budget.
Three things. That your loan will be approved for the amount you need: ask us to check before you pay anything. The exact lot and its price on today's list, because intermediate and corner lots are priced differently. And the restriction in interest on the title, which matters if you might sell or rent the house out later. We go through all three with you.
No. For a new project the developer pays the agency fee, so our help costs you nothing. Your own costs are the price, the legal fees and stamp duty, and the loan costs.
Yes. The houses are finished, so you see the real thing, empty, the way it is handed over. Viewings are by appointment: WhatsApp us and we will arrange a time and meet you there.

That changes week to week, so it is not printed here. WhatsApp us and we will send today's list, with the lots that are genuinely open and their prices.
It can be, if two things clear: the cash you need at the start and your debt service ratio (DSR). Those, not the monthly instalment, are what usually stop a first-time buyer. It is priced from RM395,000. The calculator on our homepage works out the instalment, the down payment, both sets of legal fees and the stamp duty together, and the DSR check next to it tells you whether the commitments you already carry will clear. Run those two before you fall in love with a layout, and send us the result if you want us to read it with you.
Yes. Government servants can buy here with a Lembaga Pembiayaan Perumahan Sektor Awam (LPPSA) loan. LPPSA works to its own eligibility rules rather than a bank's, so send us your grade and length of service and we will go through what you actually qualify for before you commit to anything.
Yes, and it is the clearest case on our site. Every house in this scheme is single storey, so the stairs question does not have to be managed around - it does not arise. That holds now and it still holds in twenty years, which is the part people tend to underestimate. Come and walk it before you decide.
One message is enough: your budget, who the house is for and when you would like to move. You get today's price list, the lots still open and a straight answer on what your loan will carry, before you drive out to see it. Asking costs nothing and commits you to nothing, and we have sold 300+ properties in Ipoh.
